About Signature Roofing and Coatings

We started because every roof deserves a second chance before it gets a first replacement.

Four years ago, I was the guy on site watching property owners get told the same thing over and over: your roof is done, you need a new one. The quotes were steep. The timelines were long. And most of the time, the roof still had years of good wear left in it. I'd worked in this industry for ten years by then. I knew there had to be a better way.

So my wife and I built Signature Roofing and Coatings around a simple idea: restore before you replace. We focus on flat, metal, and low-slope systems because that's where coatings deliver real value. A commercial roof coating doesn't just look better. It extends the life of a system that's already doing its job. It saves owners money. It buys time before a full replacement becomes necessary. And it lets people invest those dollars somewhere else in their business.

The early projects taught us fast. We learned which coatings actually bond to different substrates. We learned how to read a roof's story—where the wear is, where the water goes, what's salvageable and what isn't. We learned that property managers don't want surprises. They want honesty, clear timelines, and a team that shows up when they say they will.

'A good roof coating is the difference between planning and hoping. We help you plan.'

— Founder & Owner

What We've Learned

Most roofs fail because they were treated as expenses instead of assets. We started asking different questions. Every project shapes how we think about the work. Three principles stick with us now.

Coating beats replacement, when it's the right choice. We've watched owners spend fifty thousand dollars on a new roof when fifteen thousand in restoration would have bought them another decade. We don't push coatings on every roof. But when a system is sound and the damage is surface-level, we're honest about it. That honesty builds trust fast.

Flat and metal systems need attention they usually don't get. These roofs handle water differently than pitched ones. Coating performance depends on understanding drainage patterns, expansion rates, and substrate prep. We spend time on the inspection because the coating is only as good as the surface beneath it. A rushed prep job creates failures later.

Owners and managers want partners, not vendors. We learned this from our own experience running a family business. When you call a contractor, you don't just want someone to show up and invoice you. You want someone who thinks about your timeline, your budget, and what happens when the coating is down. We show up early. We communicate daily. We leave the site cleaner than we found it. Small details that compound.

How We Work

Working with us means getting a conversation before a quote. We schedule a walk-through of your roof, take photos and measurements, and ask about your timeline and concerns. Then we send you a clear assessment: what condition the system is in, what options make sense, and what the actual costs and timelines are. No surprises, no pressure.

Once you decide to move forward, our team handles the project with the same care we'd give our own buildings. We prep thoroughly, apply coatings to spec, and document everything for your records. You'll get updates during the work. When we're done, your roof gets a decade or more of added life, usually at a fraction of replacement cost.

If you're thinking about your roof—whether it's looking worn, leaking in spots, or just aging—reach out. We're happy to take a look and give you an honest read on what's actually needed. That's how we've built this business, and it's how we plan to keep it.
